LOFT is your local attic adaptation expert. Catering for all ages of properties, styles of homes and aspired accommodation gains LOFT has a design ethos that hopefully will accommodate all aspects of a conversion. The years of experience offered through LOFT affords our clients the comfort in knowing they are in safe hands when it comes to their loft design and build project. From budget 'velux window' conversions through to multi dormer and roof extension additions LOFT is the areas first choice.

We are pleased to be able to provide for our clients either a full 'turn key' conversion or a budget only 'construction-only' build service. We also have our 'plan and design' service too for those looking to undertake the construction themselves.

Complete start to finish services is our speciality. Our initial free feasibility assessment will allow us to not only listen to our clients needs and requirements but afford us the ability to realistically determine what can/could/cannot be undertaken. Should our customers already have a chosen architectural source in place we will happily work with them to advance matters through to the build phase though more often than not LOFT is commissioned to undertake the full project from concept through to hand over – a process that we aim to make as smooth and painless as possible.

Design & Plan service

The LOFT design and plan service is a unique preliminary attic adaptation service.

Why would this service suit you?

This plan service can aid ultimate space creation OR allow the client to tender works on a 'like for like basis' OR commence a Local Authority Planning Application process WITHOUT having to agree an full design and build Contract with a loft conversion company.

We at LOFT understand the extreme commitment to enter into a loft conversion contract and find that our LOFT plan and design service helps bridge the gap between an initial site appraisal sketch process and the full blown Conversion Contract – this service helps focus the mind on the physical alteration to one's home and determines in detail the accommodation gain / aesthetic impact being considered.

LOFT can offer budget scope packages beyond the initial plan creation should the client so desire.

The LOFT Plan and Design service costs £1495.00 + Vat with local authority fees being paid for by the client. In certain cases Ordnance Survey site plan location maps may be required – they generally support Local Authority applications. LOFT can provide these for £45.00 + vat though more often than not clients can locate a copy of the relative plan within their title deed pack.

Why would this service suit you?

LOFT is often invited into client's homes to assess attic areas that the client feels would benefit from conversion and indeed could be able to undertake some of the project works themselves (self). The LOFT Conversion Only Service is the answer.

LOFT recognises that there are many clients with the knowledge and know how to competently complete certain elements of the attic conversion and as such by integrating our Conversion Only Service with a clients agreed scope input substantial savings can often be made.

It goes without saying that the client may adopt the services of a family member / friend for 'their' agreed section of the conversion and as such we have evolved our Conversion Only Service so that that there is a clear and definitive hand over process and that the Local Authority inspector is aware of the spilt works package from the outset thus making it a smooth passage. It's worth noting that when undertaking an adaptation to Local Authority Building Control Code there can be up to three years to complete the works to sign off therefore the conversion process post LOFT need not be a mad arduous rush with a tight time frame constraining it IF you are completing works one's self.

We at LOFT acknowledge that many clients welcome DIY and can undertake certain plumbing / electrical (when certificated) / plastering or basic carpentry matters. Indeed if not the client then sometimes a clients relative or friend. Our LOFT Construction Only Service recognises these facts and has evolved accordingly.

  • Where applicable gable / dormer / mansard window & door manufacture and installation
  • Entire external attic conversion completion – full roofing / guttering / fascias & soffits completed, tested and signed off by the Local Authority
  • Internal timber frame work to conversion (ashlars / internal walls etc) manufactured and installed
  • Any first floor re configuration to accommodate stairs
  • Manufacture and installation of staircase
  • Clear site and hand over

OPTIONAL – entire wall / ceiling insulation and plaster boarding (PRIOR to plaster works)

LOFT can offer budget scope packages for the ENTIRE project adaptation should the client so desire.

LOFT will require the clients tradesman to work in conjunction with its program to ensure a smooth process through the Construction Only build – the clients heating engineer, for example, will be required to relocate pipe work / install first fix pipe work at pre determined stages.

The Construction Only Service can save 20/30/40%+ of an overall full attic conversion!
