This will be clearly explained when our Designer visits your home and assess the project being aspired to. See our web page on this matter too.
There is something called The Party Wall Act and it is important that any co-joining neighbours are made aware and advised of the project you are planning. From a neighbourly perspective we recommend immediate neighbours are made aware of the potential short term disruption associated with a project of this size.
Each project varies and this will be made clear to you at the time of design agreement but as a rough guide conversions take from 4 – 10 weeks depending on their complexity.
Generally not but weather can be a disruptive force. We will make every endeavour to keep on the program time line so as your project and those scheduled after it remain on track.
The Designer/Supervisor will progress your project from concept to hand over in association with your dedicated on site team.
Daily site related questions and queries will be attended to by the site Supervisor and any larger project alterations and / or related concerns by the Designer.
LOFT works very closely with its Local Authority Building Control partner and collectively there is continual site assessment of the build as it progresses thus ensuring the project meets Local Authority 'code' and quality.
YES, there's a clear and concise 'additionals' policy – anything requested is quoted for and then only undertaken once you, the client, authorises it – that way you are in control of your own budget at all times. Before works commence the client is issued with a detailed 'STYLE PACK' that identifies the intrinsic elements of the adaptation and useful pre / during / post works information.
The Supervisor will arrange a specific meeting with the Local Authority Building Control Officer at the point of hand over – the client can be present. Once 'signed off' by Building Control the project is deemed completed as long as there aren't any pre agreed outstanding items.
LOFT operates a fixed cost basis and within that agreed sum the client will have clearly listed works that are / are not included. In general the project is a turn-key adaptation for the client to then carpet / decorate / furnish.
The project will have a clearly outlined contract with stage payment dates and full reference to the agreed and signed off design local authority plan.
Absolutely – we fully recommend you experience our conversion quality as soon as possible.
